Building use, importance, and newsworthiness: The building use is my home, a Zawada spec post frame house. I always dreamed of designing and building my own pole house. I wanted to show how a post frame home can give you an open floor plan and be very flexible. You can achieve a big look with small square footage. With radiant in floor heating it is very cost effective and energy efficient. The house consists of 5 zone heat with a propane boiler. The exterior is wrapped in a radiant house wrap. A lot of people have been inquiring about post frame houses and are looking for that farmhouse look. Post frame houses are a new market that we are pursuing, many customers did not know they existed with lower costs and abundant options. Through online social media we have opened up a lot of interest with custom post homes, people really like what they see. So far so good, we build what they envision.

Unique features: The home has an open floor plan with exposed glulam beams. 26 ga 16" panel standing seam metal roofing. Post protectors on all in-ground posts. Post protectors are an added insurance for a solid foundation without the worry of soil contact and decay. 5 radiant in-floor heat zones for the main house and garage. The radiant heat was supplied by Radiant Outfitters using Pex-Al-Pex tubing. A huge 16' x 24' kitchen, including a 5' X 12' island. The loft area making up the second floor over looks the kitchen. 5" tongue and groove red oak flooring w/ Rubio Monaco Coating throughout the whole main floor. Completely finished garage with a bathroom and attic trusses for added storage. Enclosed mud room tie-in house and garage. The laundry room has a tiled dog wash with it's own exterior entrance for those muddy work clothes or dog grooming needs. Post frame makes it easy to have one level living. Master bedroom, two bathrooms, kitchen and laundry room are all on the same level. The loft area has a guest bedroom, office and full bath.

Post-frame advantage: Post frame was chosen for the simplicity and speed of construction. A big look can easily be achieved with low cost compared to conventional frame construction. Substantial savings when eliminating a full foundation pour and basement. Pole frame construction makes for simple and easy design.
